JRK Property Holdings seeks to acquire multifamily and hotel properties in the United States that allow the firm to leverage its acquisition, finance, ownership and operating expertise. The firm’s fully-integrated structure is well-suited to maximize operating cash flow and unlock the potential value of its real estate investments through hands-on property and asset management. These value-add opportunities include properties that have below-market occupancy rates, below-market rents, potential for expense savings, renovation and repositioning opportunity, or other upside potential from the implementation of a strategic management plan.

JRK seeks value-add properties that produce current cash flow and will opportunistically pursue distressed deals with no current cash flow. However, as a general guideline, JRK seeks properties with the following characteristics:

Location
Properties in primary and secondary metropolitan areas with strong population and employment growth trends.

Size
We seek multifamily opportunities of all sizes, from individual properties of 200 units to portfolios in excess of 10,000 units. We seek hotel properties that range in size from 100 to 500 rooms and will opportunistically pursue portfolio opportunities in excess of 1,000 rooms.

Asset Age
Prefer 1980 or newer, but we will consider older properties with quality construction and desirable location. JRK actively seeks to acquire renovation/repositioning opportunities.

Deal Structure
Typically all-cash transactions, but we will consider assumption of existing financing or seller financing, depending on financing terms.
